Challenge: Taking over a project with pre-existing entitlements and navigating a competitive, historic market, while also remediating significant environmental contamination across the site and public right-of-way.

Response: I strategically optimized the existing framework, significantly increasing the project’s rentable square footage and adjusting average unit sizes to meet market demands. Simultaneously, we successfully managed the complex environmental remediation, securing a large settlement.

Result: Through my disciplined execution, our firm was able to secure a new permanent loan that allowed us to extract all invested equity, proving the project’s significant value and financial stability.

Seven Acres - Portland, OR

Challenge: This was a complex, off-market opportunity with a number of significant constraints, including an active freight rail line, environmental contamination, and strong neighborhood opposition to new development in a suburban Portland market.

Response: I strategically designed the project to work around the environmental and physical limitations of the site, thoughtfully separating residential and commercial uses. I actively engaged with the local community through public outreach and meetings, while also processing a development agreement with the city to address all rail-related expenses.

Result: Through disciplined execution and community engagement, I was able to bring the development project to market, securing a pre-construction offer of several times the original purchase price, validating the project’s immense value and proving the viability of the proposed development.

Town Kennesaw - Kennesaw, GA

Challenge: After acquisition, I was tasked with providing construction oversight for a project that required design coordination and addressing construction issues from both the general contractor and local inspectors. This occurred in a difficult market where interest rates were rising, rents were plateauing, and asset values were declining.

Response: I assumed a leadership role, diligently providing design and construction oversight throughout the construction phases. I maintained a hands-on approach to project management, keeping all lenders and investors apprised of the difficult market conditions to manage expectations.

Result: Through my oversight, I successfully managed the lease-up process and achieved a substantial rent premium compared to market comparables, delivering a strong financial result for my client even in a challenging economic climate.

Town Old Peachtree - Buford, GA

Challenge: After coordinating the land closing for this two-phase project, I was faced with a rapidly deteriorating market. Increasing interest rates, reduced rents, and a highly oversupplied market made it impossible to secure the necessary lending and investment for the first phase.

Response: I meticulously value-engineered the project, reducing the hard cost by $6.5 million and increasing the projected yield from by 70 Bp. Recognizing the market’s shift, the firm then pivoted from a development strategy to an asset disposition strategy, selling the second phase to generate critical working capital.

Result: Negotiating the sale of Phase 2 for a substantial profit, the company was provided with essential liquidity during a market downturn, which validated the project’s inherent value.
